House Rules
1. The tenant is responsible for any damage to the property not including normal wear and tear, this includes stains in the carpet or damage to the wood floors
(We will submit an Airbnb insurance claim for any unpaid damages)
2. Building Management strict occupancy rules. Confirmed guest ONLY. There are NO EXCEPTIONS to the occupancy amount. Please make sure your number of guests reflects this requirement.
3. NO Smoking inside the house. Smoking allowed on balcony only with patio door closed behind you.
4. NO Pets allowed in the building or condo (unless prior approval is granted and pet fee is paid)
5. 21 years of age and older to book, no exceptions to these requirements.
6. All Utilities Are included. Any Utilities Charges over $300 (for 30 day or longer stays) will be the responsibility of the tenant where applicable.
7. CHECK IN TIME is any time after 3pm. Should this be a conflict, please communicate with Co-Host to ensure proper arrangements are made. (You will receive checkin instructions by 1pm on the day of check-in)
8. CHECK OUT TIME is 11AM. Additional charges will be incurred if check out time is not followed.
9. Please don't wear work boots in the property or bring heavy equipment inside the property
10. Guests must receive approval to bring additional furniture as well as hang items on the wall or window treatments. (Don't put holes in the wall)
11. (If applicable) this only applies to shared spaces (if you are in a whole home rental this does not apply) Common areas are to be kept clean at all times and please be respectful of other tenants belongings
12. Please park in designated areas ONLY (with passes if applicable) Do not park on the grass!
14. Residents are required to minimize noise, especially from 10:00 PM to 7:00 AM, with loud music, parties, and disruptive activities prohibited during these hours, and violations may lead to warnings, fines, or lease termination to ensure everyone's peaceful enjoyment of the property.
15. No overnight guest unless approved by other tenants and property management company (when in doubt talk it out)
16. Daytime guest are allowed with permission from other tenants and must leave the premises by sunset
17. For scheduling convenience, service calls & repair request can be performed with or without guest on site
